What Are Some of the Causes of Asphalt Failure?
Like many materials exposed to the elements for a prolonged period of time, asphalt can be harmed gradually by wear and tear. Harsh weather and heavy traffic can contribute to the deterioration of your asphalt surface. This leads to pavement failure when water engulfs the surface.

When Should Cracks Be Sealed?
There’s no need to wait to seal a crack. Even small cracks need to be sealed right away. Cracks lead to moisture overwhelming the subgrade of your pavement.

Is Sealing Cracks Cost-Effective?
Crack sealing is cost-effective because it can prolong the life of your pavement, saving you money you would have to spend on repairs or replacement.
When Should Traffic Be Allowed On a Recently Paved or Repaired Parking Lot?
A recently paved parking lot needs plenty of time to dry before vehicles can begin passing over it. This drying period typically lasts about a full day. For asphalt surfaces that have been recently repaired, we recommend waiting about 2 to 6 hours before letting vehicles on it.
What Can I Do to Prolong the Life of My Asphalt?
Your asphalt surface will need routine maintenance to remain in the best shape possible. We recommend scheduling sealcoating treatment within a year of your new asphalt surface being laid down. You can then keep up with your asphalt by having cracks filled annually and scheduling routine maintenance every other year.
How Thick Should the Asphalt Be?
In general, we use the following guidelines to determine asphalt depths:
• 2″ car traffic only, with limited truck traffic
• 2.5″ for driveways and lots with occasional heavy traffic
• 3″ for truck traffic
What Is Sealcoating and What Are the Benefits?
Sealcoating is a general term for any of a variety of coal tar or asphalt emulsions applied to a relatively sound asphalt surface to prevent damage from ultraviolet rays, moisture, and oxidation. Enterprise uses the coal tar sealant GemSeal which is more resistant to water, gas, oil, and other chemicals, giving it greater durability.
By placing a sealcoat over the asphalt you are placing a protective barrier over it. This process of applying a sealcoat every 2-3 years will double the life of your asphalt, saving you from having to carry out costly repairs.
